Vale Florido, Central Portugal

Very special and rare indeed in Portugal, in that the villa stands all alone, c. 200 metres from any other dwelling, and, being in an ‘Eco zone’, no further building is permitted. It stands at the end of a very quiet surfaced country lane in a lovely pastoral setting, with fine walks and some great views, yet is only about 10 min's’ pleasant woodland walk from the village of Vale Florido, which has two cafes, minimercado and simple restaurant; about 2km from pretty little village of Alvorge, with a few shops, cafes, restaurant, pharmacy, health centre, school, Sunday market; c. 15 min's’ drive from attractive little town of Ansião which has most facilities; c. 35 min's’ drive from Coimbra, regional capital and Portugal’s third city; c. 45 mins from seaside resort of Figueira da Foz; c. 90 mins from Oporto airport and c. 2 hours from Lisbon airport, by car.
Very picturesque rolling countryside, especially gorgeous in spring, when there is a wonderful tapestry of meadow flowers. The area is agricultural and quite Mediterranean in appearance (although much greener and more wooded), with olive groves, dry stone walls (some dating back to Roman times), goatherds etc.

The Villa

Although some parts of the original 300-year-old stone farmhouse remain, this is essentially a brand-new build of striking appearance, finished to a very high standard, unusually light and airy with exceptionally good-size rooms, and all on one level.

It comprises:

small front entrance hall; bathroom off (3.00 x 3.20 mtrs)
large double-aspect sitting room (5.70 x 4.60) with open fireplace
large kitchen (4.35 x 5.20) including fitted cupboards, built-in hob and oven, granite work top
walk-in pantry (1.47 x 2.23)
breakfast room/conservatory (4.40 x 2.25) with door to terrace
utility room (4.40 x 1.90)
large dining room (4.70 x 5.50) with feature indoor garden and double doors leading out to terrace
master bedroom (5.00 x 3.60) with en-suite bathroom (2.75 x 2.30) and feature recess
study/dressing room (2.90 x 2.70); guest bedroom (4.70 x 4.30) including en-suite shower room (2.15 x 1.40)
third bedroom (4.60 x 4.10 - just a short step from bathroom)

All bedrooms have large fitted wardrobes, all bathrooms are fully tiled and all windows double-glazed and shuttered.

Enormous loft could be converted to further accommodation.

The south-facing garden is not large (c. 450 sq mtrs, defined by a new stone-clad wall) but is well suited to a swimming pool and has a lovely outlook.

Drainage to two septic tanks. Mains water and electric.

Fully functional diesel-fired central heating.

Permission has been obtained to construct covered veranda along south-facing wall. This will be included in the price.

Guide price

180,000 euros

Note: nearly all the guidebooks warn that you must add up to 15% of the purchase price for extras. This is utter drivel. (They all copy off each other, so one mistake many years ago has now grown into a myth.) The true figure is likely to be no more than 3%
